Our APT Storage product was designed by a team of property management professionals combined with talented, certified architects and licensed engineers after years of extensive industry research and development.

The mobile storage buildings are constructed of a metal or panelized structural system, assembled and delivered to your property. APT Storage offers several models for garage parking decks including 4’x8′, 6’x8′, and 8’x8′ platforms, which are approximately 6’5″ high.

Every unit includes a separate door and a stainless steel, heavy duty, disc lock for added security.APT Storage surveys your parking garages at no cost, to determine the best locations for our product. We look for unused corners and areas in the garage in order to create a new amenity without reducing any parking spaces!

The APT Storage buildings are transported by truck from our factory and set into the pre-selected areas. APT Storage is fully responsible for all expenses including building maintenance, repairs, and insurance.

Our product is easy to use and provides secure, affordable, on-site self-storage exclusively for your residents. This amenity offers a new revenue source while requiring no capital expenditure from your property ownership or management.

BUILDING TYPES

APT Storage offers four different building types for our hi-rise apartment clients as shown below. Please know that we are happy to work with your staff to deliver the types and sizes of storage buildings that best suit your residents’ needs.

The Garage Locker™:  
This all-metal, portable locker is 8.2” wide, 4.0’ deep, and 3.0’ tall.  It is elevated approximately four (4) feet with adjustable legs, allowing most vehicles to front-end park underneath it.  The locker can hold 32 square feet (up to 1,000 lbs) of storage including:  bicycles; boxes; golf clubs; toys; holiday decorations; etc.

How much ancillary revenue can my property generate?

Up to 25% of all rent collected under our no-cost revenue sharing program.

Will this type of amenity give my property a competitive edge?

Yes! APT Storage has been a great selling benefit and closing tool for properties in all markets since 2000.

What if I am not satisfied with the program?

APT Storage provides a “90-day guarantee.” If for any reason you are not completely satisfied with our program, we will remove our product at no cost or penalty to you.

Will APT Storage provide promotional materials for our staff to use as an aid in announcing this new amenity to our residents?

Yes! APT Storage provides a full marketing program in order to assist your leasing staff and promote the new amenity!

What length of contract term is offered to the apartment owner? What are the terms for our residents to rent a storage unit?

All of APT Storage’s property/client service agreements have a 12 month term. APT Storage’s lease agreements with your residents are all month-to- month with a 15 day notice to cancel.

Does the apartment community use an addendum to lease to their residents?

No. All residents are under a self storage lease agreement with APT Storage.

The Problem: A high rise apartment owner had a pre-existing fenced-in storage area located inside their multi-level parking garage. Due to a lack of system management, it became a fire hazard liability for the apartment owner when they had to deal with all the abandoned junk left by prior residents.

The Problem: In 2002, many apartment management companies started ancillary revenue divisions to maximize their revenue stream. One large apartment REIT contacted APT Storage to explore its revenue share program.
The Solution: The REIT was impressed that NO CAPITAL was required in order to reap the benefits of the APT Storage program. After the initial success at their first property, they placed APT Storage units throughout their mid-Atlantic regional portfolio!

The Problem: A smaller management company contacted APT Storage when their property manager realized they had lost four potential renters to a competitor down the street, which had optional garages. Two of the lost prospects needed secure storage for their motorcycles and the other two were moving from a large home. Both wanted storage on-site and wanted it immediately! While the property manager tried to convince the prospects that their property was in a better location, had more amenities, and rent specials, the one “must have” amenity and service, extra secure storage, was not available.
The Solution: Within weeks, APT Storage solved their problem by adding $50,000 worth of new storage amenities, all at no cost to the property! Best of all, the property leased up quickly! They could now compete with any competitor on all levels!
