Welcome to the client portion of our web site. You can find everything here that you will need to know in order to get your APT Storage units rented and your initial steps for making your residents happy! Your APT Storage buildings are custom-made to blend in with your apartment buildings. In addition, they are solidly constructed, insulated, weatherproof, and are built to withstand winds up to 90 miles per hour. Each storage unit is secured with a stainless steel, heavy duty, disc lock that is given complimentary to your residents. Your storage units are competitively priced and all leases are month-to-month. As long as your resident is in good standing with your apartment community, APT Storage will automatically approve them for a storage unit rental.Suggestions for marketing your APT Storage units to prospective and current apartment residents:

  • Make the APT Storage units part of your initial tour of the property
  • Put a flier in all welcome packets
  • Add APT Storage units in your resident newsletters
  • Make sure signs (inside the buildings and outside yard signs) are visible and in good repair
  • Have brochures on display in the plastic display stand provided to you
  • Be knowledgeable about your storage units

The application procedure is outlined in the Leasing Checklist. This page will go into more detail about the procedure.DO NOT HAVE THE RESIDENT FILL OUT THE SAMPLE LEASE AGREEMENT FOUND IN THE LEASING FOLDERS. It is provided for informational purposes only!

The Customer Application/Reservation Form

This Form must be completed and signed by every resident wanting to rent a storage unit.
APT Storage will not accept applications more than 30 days in advance of the storage unit move in date.

Your resident fills out Section I of the application completely. The address must be your resident’s address at your apartment community.If the resident is active military, they must fill out the Military Addendum.

Rental Payment Terms (resident must select one option): This applies to how your resident wants to make their monthly payments to APT Storage.

The leasing agent completes Section II. The leasing agent designates which storage unit your resident will be renting and the date your resident wants to go into the storage unit. There is no “wait time” for your resident to get into a storage unit; they can go into the storage unit the day they fill out the application paperwork and give you payment.

We pay a leasing bonus to the leasing agent named on the application form. See your SOP manual for the current bonus schedule.

At time of application, your resident must make payment of the application fee and one month’s full rent (plus any applicable sales tax). Payment can be by check or money order (made out to APT Storage) or by credit card (resident must fill out the credit card payment form).

The Interim Occupancy Agreement

This Form must be completed and signed by every resident wanting to rent a storage unit.

Fill in the first and only blank at the top with the storage unit number.

The Customer Application/Reservation Form PLUS the Interim Occupancy Agreement must be filled out by EVERY resident renting a storage unit PLUS payment of the application fee plus the first full month’s rent (including state sales tax).

Email the Customer Application, the Interim Occupancy Agreement, any other necessary and completed forms, and a copy of the payment made (or the credit card payment form) to APT Storage the day the application is taken. Mail the original copies to APT Storage along with payment, if payment is by check or money order.

The APT - PC Document

The APT - PC Document must be completed and signed by every resident wanting to rent a storage unit.

Your resident must select one TPP Plan option, complete the form, initial, and sign this document.

Email this form along with the Application, the Interim Occupancy Agreement, and a copy of any payment made by check or money order to APT Storage at accounts@aptstorage.com.

The Credit Card Payment Form

Should your resident check Option A on the Customer Application/Reservation Form, they must fill out a Credit Card Form and check “Recurring Charge.”

Should your resident check Option B (ie. they will be mailing in checks every month), but they wish to make the initial payment of the application fee, and/or the 1st full month’s rent by credit card, they must fill out the Credit Card Payment Form and check those respective boxes.

PLEASE MAKE SURE THAT THE CREDIT CARD NUMBER, THE CVV CODE, AND EXPIRATION DATE ARE CLEARLY WRITTEN.

Email this form along with the Application, the Interim Occupancy Agreement, TPP Document, and a copy of any payment made by check or money order to APT Storage at accounts@aptstorage.com.

Military Addendum

This Form needs to be filled out if the resident is Active Military.

Motorcyle Addendum

This Form needs to be filled out if the resident is storing a motorcycle

Padlock/Key Sets and Deadbolts

Give your resident a padlock/key set and unlock the deadbolt to the assigned storage unit on the date your resident has stated they will go into the storage unit.

The Leasing Packet

Once the application paperwork is received by APT Storage, a leasing packet is typed up by APT Storage and mailed or emailed to the resident. The leasing packet contains a welcome letter, payment coupons (if required), a notice to vacate form, a self-addressed stamped envelope, and two copies of our lease agreement.

If APT Storage is unable to get the resident to return the signed lease agreement to our office, we may try mailing the packet to your leasing office and request that you attempt to get the resident in to the leasing office for signature. If the lease agreement gets signed, please fax or email the signed document back to us as soon as possible.

APT Storage lease agreements

  • Only residents current in their apartment charges and under a signed apartment lease can rent a storage unit.
  • All APT Storage lease agreements are month-to-month.
  • The minimum rental payment on any storage unit is one full month’s rent (plus applicable state sales tax)
  • Follow the outlined Leasing Checklist for the procedure to follow when renting a storage unit.

Deadbolt Keys

  • Each storage unit door has one deadbolt lock and a padlock hasp.
  • Your leasing office will be given a set of deadbolt keys.
  • Deadbolt keys are for the sole use of your leasing office or maintenance staff.
  • All vacant storage units must be deadbolted to prevent unauthorized use or damage.
  • You will be notified by APT Storage when a storage unit becomes vacant and to lock the deadbolt.
  • You may also be notified to lock the deadbolt should your resident become past due in rent or fail to return a signed lease agreement to the APT Storage office. When the account becomes current, you will be notified to unlock the deadbolt providing your resident access to the storage unit once again.

Padlock/key sets

  • APT Storage provides padlock/key sets to your leasing office.
  • The padlock/key sets are to be given complimentary to your resident renting a storage unit.
  • Your resident keeps both keys provided in the set.
  • The padlock must be removed by the resident when they vacate the storage unit!
  • The padlock is your resident’s to keep upon vacating the storage unit.
  • Padlocks should never be returned to your leasing office or re-used.

Notice to Vacate

Should your resident notify your leasing office that they will be vacating a storage unit, advise your resident that written notice to vacate must be sent to APT Storage and that notice to your leasing office is not valid. You should never state that you will notify APT Storage for your vacating resident..they must provide written notice directly to APT Storage!

Damage to the Storage Unit

Should any damage occur to a storage unit, please notify APT Storage.

Unit Status Discrepancies

  • If there are any discrepancies between the APT Storage Unit Status Report and your records, please contact APT Storage as soon as possible.
  • If, upon inspection of your storage units, a storage unit is found to be occupied that was thought vacant, or vice-versa, please contact APT Storage as soon as possible.
  • If a storage unit is found to be vacant, please deadbolt the door to secure it.

Supplies and Ordering

Your leasing office will be given the following supplies:
  • leasing folders which contain the application paperwork
  • an SOP Manual
  • padlock/key sets
  • a set of deadbolt keys
  • a plastic display stand
  • brochures and fliers

  • you are unable to locate your deadbolt keys
  • a unit is vacant that is indicated by report to be occupied
  • a unit is occupied that is indicated by report to be vacant
  • you would like to send out APT Storage fliers and/or door hangers
  • a unit is found to be damaged or in need of attention
  • you have any questions about the storage units or their rental

From APT Storage to Leasing Staff

The following reports or forms will be sent to you from APT Storage: (Click the bold link name below to download a sample of our most recent forms)
  • Unit Status Report: faxed at least every other week. This report lists your storage units and their status as vacant or occupied. It also shows the rental amounts and the sizes of the units. If there are any discrepancies between this report and your records, please contact APT Storage immediately.
  • Unit Check Request: faxed as needed. This form requests you to check the storage unit for occupancy. We request that the unit be checked and the form faxed back to APT Storage as soon as possible to confirm the unit’s status.Should the unit be occupied (ie. the padlock is on the unit), nothing further to the unit needs to be done. Should the unit be vacated, the deadbolt needs to be locked. This report is typically sent when your resident, having notified APT Storage that they are vacating, has vacated the storage unit. It is also sent if the status of the unit needs to be confirmed by APT Storage. Make sure all appropriate boxes are checked to confirm status of the unit and fax, or email the form back to APT Storage.
  • Deadbolt Door Overlock Request: faxed as needed. This request is sent when your resident is either past due in his/her storage unit rent or has failed to return a signed lease agreement. Make sure all appropriate boxes are checked to confirm status of the unit. We request that the unit be checked and the form faxed back to APT Storage as soon as possible to confirm the unit’s status.
  • Deadbolt Door Unlock Request: faxed as needed. This request is sent when your resident has brought their storage unit rent current or has returned a signed lease agreement back to APT Storage. Make sure all appropriate boxes are checked to confirm status of the unit. We request that the unit be checked and the form faxed back to APT Storage as soon as possible to confirm the unit’s status.

Can I ever give the deadbolt key to my resident?

No.

What if I can’t find the deadbolt key/keys?

Call APT Storage at 800.217.4280. If numerous requests are made for lost deadbolt keys, your property may be charged $10.00 per key.

If my resident loses their padlock keys, is there a charge to cut the padlock off the storage unit door? Is there a charge to my resident for replacement of a padlock/key set?

APT Storage charges the resident $150.00 to cut their padlock off the storage unit door. With authorization from APT Storage, there is no charge for replacement of a padlock/key set to your resident.

Should the padlock/key set be returned to our leasing office when our resident vacates the storage unit?

No. Upon vacating the storage unit, your resident must remove the padlock from the storage unit door. It is the property of your resident and is theirs to keep.

What if a storage unit resident’s apartment lease terminates?

Only your residents under a signed apartment lease may rent a storage unit with APT Storage.If you know of a resident whose apartment lease is terminating, or has terminated, and you do not see a move out date on the Unit Status Report (or if the resident is still listed on the Unit Status Report and has moved off property), please contact APT Storage.If the resident has already moved off the property, APT Storage will ask for a forwarding address and/or phone numbers from you for the resident.

What if a resident asks about storage unit vacating procedures? What if a resident tells me they are vacating, or have vacated, their storage unit?

Advise your resident that APT Storage requires 14 day written notice to vacate (notice can be emailed, mailed, or faxed to the APT Storage office). The Notice to Vacate procedures are outlined in your resident’s lease agreement and are also reviewed in their original leasing packet.  Under no circumstances should you state that you will notify APT Storage for them.

How far in advance can my resident apply for a storage unit?

APT Storage will accept applications no more than 30 days out from the intended storage unit move in date.

What if my resident wants a storage unit for one month or less?

The minimum payment on any storage unit is one month’s full rent, regardless of the time spent in the storage unit. The application fee plus one month’s full rent is always required whether your resident wants it for only one day or 30 days.If your resident knows their move out date when they apply for a storage unit, have them fill out a Notice to Vacate at the time of application and fax that along with the application paperwork.

What if my resident wants to transfer to another unit?

Your resident must fill out another Customer Application and Interim Occupancy Agreement. Note on the application that this is a “transfer from storage unit #xxxx.” Your leasing agent must fill out Section II of the application indicating the new unit number and the date of the transfer.When your resident transfers, they will remove their padlock from the original storage unit and put it on the new storage unit.  There is NO APPLICATION FEE CHARGED and the leasing agent collects no payment. Your resident’s storage unit account must be up to date at the time of application for transfer.

What if my resident wants to rent a second storage unit?

Your resident must fill out another Customer Application and Interim Occupancy Agreement.  Note on the application that this is an “additional storage unit.” Your leasing agent must fill out Section II indicating the date of move in to the additional storage unit.When your resident goes into an additional storage unit, they will be receiving a new padlock. The first month’s rent and application fee will be collected by your leasing agent and mailed to APT Storage. Your resident’s storage unit account must be up to date at the time of application. This is handled the same way as a new rental.

What if we, or our resident, have a maintenance problem with a storage unit?

Contact ATP Storage as soon as possible and we will send someone out to correct the problem.

Who gets a leasing bonus and what is it?

The leasing agent named in Section II of the Customer Application receives a leasing bonus. This leasing bonus is subject to change at any time.

When will I receive my leasing bonus?

You qualify for a leasing bonus once APT Storage has received the completed application paperwork (Application, Interim Occupancy Agreement, and initial payment). Leasing bonus checks are cut weekly.

Will I get a leasing bonus if my resident transfers to another unit?

No.

Who do I call if we run out of leasing folders, brochures, padlocks, or other supplies?
